In a market whereas a savvy agent is a must, use a Realtor® that will effectively utilize the Internet to advertise your property with the greatest quantity (and quality) of exposure possible. Before deciding on an agent, ask them to explain what means they will use to get your property on the frontline to targeted buyers. How detail orientated are they in comparison to the current listings in your market area? In this present market, it is true that pricing is critical. Even more importantly, how many places will your property be advertised?  Buyers search all over the internet, not just a website or two.  Will there be multiple photos and virtual tours on the internet?  Internet-based marketing is the route many educated buyers use, when initially searching for their new home.  I have sold properties that prior agents had found challenging!  I utilize my strong Information technology (IT) background in enhancing the promotion of listings from various angles.  My primary focus (and pleasure) is evaluating the comparables and understanding the market.
